PROPERTY

Developing, improving and holding assets for the long term

Property was the original foundation of ScottFernandez, beginning almost two decades ago with properties held personally and later brought into a limited company structure as the portfolio grew. It remains an important part of the group today.

Our experience centres on acquiring underused or neglected property, improving it substantially, refinancing where appropriate and holding it where there is a strong long-term case.

Our Approach

Built through redevelopment

In South Wales, houses were acquired and redeveloped into high-quality, top-of-the-market HMOs for young professionals. In northern Spain, a number of run-down and derelict properties were rebuilt and retained as long-term rental assets.

The focus in both was practical: identifying buildings with potential, carrying out substantial redevelopment, and creating durable, usable properties from assets that had been neglected.

Reinvesting and scaling

Redevelopment

Each property was improved in both condition and income-producing capability before being held.

Long-term perspective

Once stabilised, refinancing allowed capital to be recycled into further projects, increasing returns and spreading risk.

Larger holdings

Reinvested capital was then used to acquire and redevelop blocks of flats and commercial units, broadening the property base over time.

LONG-TERM OWNERSHIP

The emphasis is not on short-term trading. Property, like every part of the group, is treated as a long-term asset, with value created through improvement, sensible financing and patient ownership.

Future opportunities are considered selectively, where there is a clear redevelopment case, strong underlying asset value or strategic relevance to the wider group.
